Three engineering challenges — scale, complexity, and programme — met by a five-step integrated delivery approach. Design, fabrication, and erection under a single roof made the 6-month record possible.
Client brief & site survey
Kaizen's engineering team visited Baghpat to understand Goyal Inc.'s production layout, equipment specifications, material flow requirements, and crane loads before initiating design. The 8-acre site was surveyed to determine building placement, access routes, and foundation conditions.
BIM-enabled structural design
All 8 buildings were modelled in BIM simultaneously — ensuring consistent design standards, coordinated connections, and clash-free crane runway and mezzanine integration across the complex. Design approval from Goyal Inc. was completed before a single member was cut.
Rolling fabrication programme
Kaizen released building packages to the Sonepat shop floor in erection-priority order — the first buildings to be erected were the first fabricated and dispatched. This rolling programme maximised factory throughput while keeping site erection continuously active.
Multi-team concurrent erection
Multiple erection crews were deployed across the 8-acre site — erecting buildings in parallel rather than sequentially. Kaizen's site engineers oversaw safety compliance, connection quality, plumb-and-level checks, and progress across all active erection fronts.
Quality control & handover
Each building was subject to Kaizen's ISO 9001:2015 QC protocol before handover — including dimensional verification, coating inspection, crane runway alignment check, and mezzanine load testing. Goyal Inc. received as-built drawings and QC records for all 8 structures.
